New Affordable Homes Begin at Clifton Gardens, Addlestone

Dozens of local families will have a place to call home as Accent Housing in partnership with Stonebond announces the start of construction at its Clifton Gardens development in Addlestone, Surrey. This is the first land-led scheme in Runnymede Borough Council and completion will take place in 2028.

The new homes will be built on the site of the former Clifton Garden Centre off Woburn Hill, to transform the area into a thriving new community of 74 high-quality affordable homes. The development will offer a mix of homes for affordable rent and shared ownership, helping local residents and first-time buyers stay close to their roots in Runnymede.

Clifton Gardens will provide:

  • 46 homes for affordable rent - a mix of 1, 2 and 3-bedroom properties
  • 28 homes for shared ownership - a mix of 2 and 3-bedroom homes
  • All homes built to EPC A energy standards, helping residents save on energy bills

Clifton Gardens marks Accent Housing’s largest land-led scheme in the borough and the first partnership with Stonebond. The homes have been designed to blend seamlessly with the surrounding countryside and nearby heritage sites, while offering modern features such as private gardens, parking, and accessible layouts. Four of the properties will be fully wheelchair accessible, and all others will be built to M4(2) standards to make them adaptable for future needs.

In addition to the homes themselves, the development will include a new landscaped public open space, tree and hedgerow planting, and new local transport improvements, including a bus stop and traffic calming measures on Woburn Hill, making the area safer and greener for everyone.

Steve Morris, Executive Director or Development and Sales at Accent, said : “Clifton Gardens is about giving local people the chance to stay in the area they love. We know how important it is for families and key workers to find affordable homes close to their community, and this development will make that possible.”

The scheme has been part-funded by Homes England, supporting the government’s commitment to deliver more affordable housing across the country.

Located just a short drive from the M25 and M3, Clifton Gardens is ideally placed for access to Chertsey, Weybridge and the wider Surrey area offering both rural charm and great connections.

Matt Whale, Managing Director of Stonebond Guildford, said: “As a partnerships developer we want to work with housing providers like Accent who share our ambition to build more mixed-tenure homes in the areas they are needed most. Surrey faces an acute shortage of affordable homes and pleasingly Clifton Gardens will provide more than 70 of these, making a significant impact on the area’s affordable housing supply.”

Clifton Gardens stands as a fantastic example of how affordable housing can be both sustainable and desirable creating homes that truly enrich the community.
