Key updates and my Estate Inspection visit schedule

Reports of Criminal Activity
Reports have recently been received of criminal activity in the blocks, including the theft of a bicycle and a break-in and damage to one of our empty properties. Nottinghamshire Police have been made aware, and CCTV footage of the incidents has been submitted to them.

Resident Reminder: Please be vigilant, ensure personal items are kept securely inside your properties, and double-check that all vehicles are locked.

Central Heating Reminder
If you haven’t used your heating recently due to the warm summer weather, it’s a good time to check your central heating system.

Accent often experiences a surge in repair calls during autumn/winter when problems arise. Testing your heating now ensures repairs can be carried out promptly if needed.

Fortnightly Visits
I continue to visit Addington Court on a fortnightly basis to actively work in the area and address residents' concerns as they arise.

Addressing Anti-Social Behaviour
I am working closely with Rushcliffe Borough Council and Nottinghamshire Police to identify anti-social behaviour issues early and take a proactive approach during property allocations.

Grounds Maintenance
MalcFirth will continue visiting fortnightly from March to October to perform grounds maintenance.

Recent weather has caused rapid growth in green areas. If specific areas require additional attention, such as harder pruning, please get in touch.

Central Heating Reminder
If you haven’t been using your heating recently due to the warm summer weather, it’s a good time to test your central heating system.

Accent often experiences a surge in repair calls during the autumn/winter months as residents discover problems. Testing your heating now ensures repairs can be carried out promptly if needed.

Grounds Maintenance Schedule
From November to March, our landscaping contractors, MalcFirth, will visit the site once a month to perform essential grounds maintenance.

This includes clearing leaves and hard pruning. If you notice any additional areas requiring attention, please get in touch.

Enhanced Security Measures
The five blocks of flats on the estate are in the process of having additional security fitted to their communal front doors to prevent trespassing.

Resident Reminder: It is essential to ensure these doors are properly secured when entering or exiting the buildings to prevent unauthorised access.

  • In November a contractor worker for Ian Williams was bitten by a dog when entering a communal area. Although the dog was on a lead, it should have been muzzled to avoid accidents like this occurring. Please can I ask all residents with dogs to be mindful of this event and to ensure all dogs are correctly supervised in the communal areas.

  •  Please can I ask all residents with ‘porch areas’ outside your flats to ensure these are kept clear and tidy, to avoid the possibility of any hazards/obstructions in the event of a fire in the block. Thank You.

  • If you experience any forms of persistent noise related anti-social behaviour which is effecting your ability to enjoy your home peacefully, I would encourage you to notify Accent, but also speak with Broxtowe Council Environmental Health Team about registering your concerns. They have additional powers that Accent do not have access to, and both agencies can work in partnership with each other.
  • If you continue to experience any issues in relation to anti-social behaviour, or any other issues please ensure that you raise this to Accent.
  • Fly Tipping has been located in/behind the bin stores recently. Accent have an obligation to clear this, however if it becomes a regular occurrence serving charges for next year (24/25) will need to be increased to cover the cost of this. Please dispose of your waste correctly.

  • During a recent visit I observed that Block 1-4 which has scaffolding erected around it, had an obstructed fire exit. Our Health & Safety Team were informed immediately and actions were put in place to rectify the problem.

  • Nottinghamshire Police have notified Accent recently that homeless people have been seen within the area, and therefore it is essential that all block doors are closed and secured at night to avoid anyone using the communal area to sleep. This is the responsibility of any resident of Longthorpe Court.
  • After my most recent I feedback to Malcfirth in relation to a possible trip/slip hazard at the back doors when it came to moss growing in the area. I have asked for this to be sprayed on the next visit to try and address the issue before winter.

  • This years Planned maintenance Programme includes the communal front and rear doors to each block being replaced. Surveys have taken place and this work should commence before march 2025.

  • Accent have recently cut back the old car park area that was overgrown and being used for the container. Plans are being made for the container to be removed and the car parking spaces to be restored.

  • The Neighbourhood Policing Team in Stapleford are completing regular daily/weekly visits in the area and should be reached out to if you have concerns of anything suspicious.

  • We can confirm that on 4th December 2024, Malcfirth will be attending to remove all the shrubs in the front communal garden area to combat the reports of rats living in the area. The holes will be backfilled and the area will be topped with stones, making it look nice. In the future, Accent may look into purchasing raised beds, if this is something that residents would be keen to get involved in and help with the maintenance?

  • As the Housing Partner responsible for Rayner Court I make an effort to visit the estate fortnightly in an attempt to pick up and concerns that residents may be experiencing. More recently, concerns have been raised about cannabis consumption in the area. Nottinghamshire Police and Accent visit at different times throughout the day to try and observe/evidence where this may be coming from.

  • Please can I encourage all residents to dispose of their waste correctly. After a recent visit I observed piles of rubbish appearing around the area - Accent has a obligation to clear fly tipping but if this becomes a regular occurrence service charges will need to be increased in the next financial year to cover these costs.
