Changes to Gas Safety Regulations

The Gas Safety (Installation and Use) (Amendment) Regulations 2018 will come into force on 6 April 2018.

The main change to the regulations is the introduction of a 'MOT-style' check which allows some flexibility to the timing of our annual gas safety checks.

What does this mean for Accent?

The change to the regulations will allow our annual gas safety checks to be carried out in the two calendar months before the expiry date of the landlords gas safety record certificate, and us to retain the existing expiry date (also known as the anniversary date).

For example, if the safety check is due on 10 May 2018, it can be carried out on any date after 10 March 2018, and the expiry date will still be 10 May 2019. This avoids us having to wait until the last minute and risk not gaining access, or us having to shorten the annual cyclical period to comply with the regulations. This should make it easier for us and our contractors to make sure we obtain access before the annual gas safety check becomes overdue. 

The change does not mean a reduction in our duty as a landlord to carry out an annual gas safety check, not does it mean that all gas appliances and associated gas pipework do not have to be maintained in a safe condition. It is simply intended to make it easier for all landlords to comply with their current responsibilities.
